Protect Your Carpets.

By: Mick Dencher

Managing a remodeling project has the the potential for being more stressful than the planning stage. It is during this phase that you simply have to learn a little diplomacy, tact, and patience. Your sanity is usually stretched to its limit and you will almost always ask yourself why? Now I don't want to scare you, I just want to share some tips on managing your project and stretching your remodeling money.

Working With An Architect:
Make every effort that you possibly can to convey your requirements and vision for your home in as much detail as you can. This of course will not negate the responsibility to pay attention and appreciate her or his ideas. Discuss the fees bluntly and do not forget that an architect is usually a trained professional who is offering their time and expertise, and therefore has to be compensated fairly and most of all without delay. Whatever time-frame is given for the completion of your project, be realistic and budget extra time for the odd bad situation which will nearly always crop up.

An architect will always prepare a rough draft for you, which you ought to review using a fine-tooth comb to ensure that the space, layout and traffic pattern allows you and your family to live your particular lifestyle. Donot be afraid to debate and request the changes which you think will enrich the livability of the home.

It is tremendously important that you and the architect agree on a construction budget. If ever the question of "cutting back" comes up, consider this option seriously because the changes might jeopardize the integrity of your home's design. Always go through your architect when making changes through the construction process. Consulting with the architect first can save hundreds, even thousands of pounds. Because of the worrying nature of building and remodeling, it is important to keep the lines of communiqué open to avoid any misunderstanding, let alone cost overruns.

Working With A Contractor:
Your project will run a lot smoother if you prepare a contract and look at it with the contractor. Everyone should agree on the work that has to be done and the time-frame within which it needs to be completed. Expect delays for just about any amount of reasons, a few of which might be quite valid. An essential point is letting the workers know whether or not they are allowed to use your telephone and your bathroom. To avoid any confusion, choose one other person in your family unit to act as your spokesman in your absence and pass that information on to your contractors team.

If you want to remain on good terms with the neighbours, warn your workforce to keep the noise level as low possible and show them where to park their vehicles. If the project is massive, be resolute about creating and keeping a work-free zone so that you can close out the mess and madness and live somewhat comfortably. Insist that workers put away tools and equipment in the chosen area. They need to be liable for clearing up the site each evening before they depart. Assign a special area for accumulating rubbish, which should then be taken away at regular intervals so that your yard does not start to look like a waste disposal site.

Financing Your Project:
Financing your remodeling project is one of the more significant issues you will have to face. If you can pay for your project from your savings, you can avoid high finance costs. However, a substantial renovation project usually requires that the homeowner needs to borrow money from a lending organization.

Charge cards.
Work charged to your card or other loan company in monthly repayments stretches out the cost. But be careful and look out for for high interest charges.

Personal loans.
If a small project can be undertaken for a relatively small amount of money, you could possibly get a reasonably low-interest loan through a credit union or other small lending agency.

Insurance loans.
Some insurance companies enable you to take loans against the policies paid-up value, but this could depend on the kind of policy that you have got.
