Those now thinking about buying or building must now differentiate between need and want, and how well they have prepared up to this point, both in terms of credit and savings. One's location determines in large measure the price of homes, so the following information will help you know where in Utah are the best places to buy affordable new homes in great communities, fulfilling both your familial needs and easing your mortgage.

In CNN's annual Best Places to Live, 4 cities in Utah figured into the top 100. South Jordan, with a population of 51,000 and a median home price of just over $260,000, ranks 18th amongst all US cities. It boasts a job growth rate of 81.80% (through 2009) in addition to a median income above $90,000 and a very low crime rate. A large development, Daybreak, is in its initial stages and will boost both the population of the area as well as the median income, making South Jordan an affordable, comfortable, and safe place to live.

Next amongst Utah cities is Orem, ranked 45th amongst American cities on CNN's survey of Best Places to Live. Orem boasts an expanding university, Utah Valley University, beautiful parks, lake and mountain vistas, and a good public education system.

Orem a population of 94,000, a median home price of $188,760 and a median family income of just over $65,000. Tech-savvy enterprises such as Novell and WordPerfect were founded here, nestled between two large universities ever increasing in size and renown. Proximity to the mountains and fantastic biking trails are a draw for many and make Orem a popular Utah town in which to live.

West Jordan, UT, figures next into the picture, ranking 61st amongst American cities. West Jordan is short drive from Salt Lake City and is equally close to 13 world-class ski resorts.

It's population is 95,000 and has a median home price of $210,000, placing it not only geographically in the center of Salt Lake Valley but comfortably in the middle of a steadily-increasing state population. The job growth rate is 42% and West Jordan has several large industries, including the well-known yogurt manufacturer Dannon.

Last is St. George, UT, located virtually halfway between Salt Lake City and Los Angeles. St. George is a town apart, enjoying warmer climates than the other Utahn cities mentioned in this article.

St. George ranks 80th in the top 100 US cities and has a population of 80,000. Located only a few hours away from Las Vegas, St. George has a median home price of $200,693 and a median family income just below $60,000. Beautiful red rock and proximity to Zion National Park make this a hot spot for those looking to enjoy the outdoors in comfortable temperatures.

In Forbes 2011 report entitled America's Best States to live, Utah came in ranked #1. High levels of satisfaction in work and community environments, as well as an unemployment rate of 4.6% compared with a national average of 7.6%, make for Utah a great place to live.

New developments are springing up across multiple counties across the state, and newer cities like Alpine boast beautiful homes with beautiful vistas. Utah's TRAX transportation system will by the year 2015 connect Provo, UT, home to Brigham Young University, to Salt Lake City and to the local airport.
