Real Estate agents are not the most loved and trusted group of people. Unfortunately, because of the greed of some of these individuals, all real estate agents have gotten this reputation. As an Atlanta real estate agent, I find it very important to overcome the distrust before I can have a good, healthy relationship with my clients. I have made it my personal mission to represent my clients in the manner that I would represent myself or a family member. In my opinion, there's not enough money to make me do something that is either dishonest or harmful to my clients.

The reason I think this is so unfortunate is because many people choose to go it alone when entering into a real estate transaction. They do this because they either feel they can't trust the agent or they feel the agent is of no value. While I agree that there are many agents who are unprepared to assist clients, that is not necessarily the norm. Some people don't realize how much money and time they can save by hiring a good agent. A good agent will know the value of the homes in the neighborhoods, and should be able to get you a better deal because of their negotiating skills.

If you could be exploring making an investment in Atlanta real estate, you essentially really want to hire a first-rate real estate agent. It is especially true if you could be evaluating purchasing home foreclosures or short sales. In this case, you don't just need a great realtor, you would need to locate one who is an Atlanta Certified Distressed Property Expert. The particular reason for this can be that with all the the last few variations in the legal guidelines, if you don't have someone to guide you through this process who knows what exactly they're doing, you could be in trouble. It's actually not that hard to get mired in a legal blunder which usually leaves you out of cash and possessing the debt to a useless property.

Before you jump in and begin attempting to purchase every one of the distressed houses close to Atlanta, do a little due diligence and make sure that you've gotten all your i's dotted and your t's crossed. Believe me when I tell you that not every realtors are equally qualified. Try to pick out an agent that has some expertise around the vicinity and also who has taken time to receive plenty of formal education in regards to the matter of distressed properties.

And if you need other people involved such as repair men, home inspectors, mortgage companies, closing attorneys, etc, they will know how to get them. They will have a good working relationship with these other professions and can sometimes get you better service and rates.

And as a last point, if you are considering purchasing any type of distressed homes - foreclosures, short sales, etc - you really need to ensure that your Realtor is a CDPE Atlanta certified agent.
